The Buying Process

Buying a home may seem like an overwhelming process. However, the process can be explained in a few simple steps. Working with the right REALTOR® - like a Buyer Specialist on The Kristin O’Brien Team – can make the process simple, engaging, and easy to navigate. We are with you all the way!

1. 
   FIND A GREAT AGENT. Your relationship with your agent is the foundation of the buying process. They are licensed professionals that understand the process, know local home values, real estate trends, and how to negotiate in any market. There is a lot at stake: money and time, along with your happiness, so choose well.

    

2. CHOOSE A LENDER AND SECURE FINANCING. You have options for different types of lenders - mortgage banks, local or regional banks, mortgage brokers, credit unions, etc. They'll offer a variety of loans with different rates, lengths, and requirements. Once you've chosen a lender and determined what type of loan works best for you, get preapproved so that you know your max budget and are ready to make an offer when you find a home you love.
3. SHOWINGS. This is the fun part! We'll set you up with search tools and be on the lookout for homes that fit your needs. We'll schedule showings and walk through these houses with you, using our expertise to help you make informed decisions.
4. OFFERS AND NEGOTIATIONS. You could find the right home within a week, OR it might take a few months to find a house you can see yourself calling home. When it happens, we'll work with you to make a strong offer. We'll also be ready to guide you through negotiations. You can be assured that we'll do everything we can to get you your home.
5. APPRAISAL, INSPECTIONS, AND REPAIRS. Once an offer is accepted, it's time to move into contract-to-close! Our team will lead you through the steps to the closing table. Your lender will order an appraisal to assess the value of the home. If you elected for them in your contract, we'll attend home inspections with you and if anything comes up, we'll put together a request for repairs we would like the seller to make before closing. We'll work with them to negotiate these repairs & ensure they're done properly.
6. CLOSING. Congrats, you've made it to closing! The Kristin O'Brien team strives to make this process
