The location of your house affects how you live, its value over time, & how much you'll pay for it initially. More desirable locations will come with higher prices and usually higher taxes, but they'll also hold or grow in value over time. To know where to look for a home, you have to determine what's most important to you.
Your home will be influenced by your lifestyle and your lifestyle will be influenced by your home. Finding the home that's right for you means you have to look at your needs and plans for the next 5-10 years. Will you want pets or children? Do you entertain often? Work from home? Have any hobbies that would require a designated space?
Figuring out what's important to you will help you answer the basic questions too. How many bedrooms and bathrooms do you need? Do you want a garage? Will you need a fenced-in yard?

Kristin is the exclusive realtor for 2 local new construction developments. As a team, we also have prior experience working for builders. If new construction is something you're interested in, we can help you find the builder that's right for you.
SHOWINGS
When you find a home you'd like to visit, we'll schedule a showing in a time block that's either 30 mins or 1 hour. At this time we'll learn of any showing instructions left by the owner and make you aware of them (take off your shoes, wear a mask, etc.) We take this opportunity to assess the condition of the property. Our background in construction and years of experience come into play here - we'll look for red flags that would come up during inspections and appraisals. We can help you through the process of visualizing the space and how it could be utilized to meet your needs. You can focus on getting a feel for the property and deciding if you can see yourself living there.
TIMING IS EVERYTHING.
Centre County is low on inventory right now, so that means many buyers are vying for the same properties. We want to schedule showings ASAP when something comes on the market, and you may have to make a quick decision about writing an offer. One benefit we offer as a team is that we have multiple agents - we will always find a way for one of us to accompany you on a showing.
ADDITIONAL INFORMATION ABOUT THE PROPERTY
The listing agent should have loaded additional information into our MLS for every property we see. Before or after each showing, we'll send you all of the additional information we can find for the house, including a concise data sheet that should make comparing multiple properties easier. Here are some other things you could receive in this info:
- Seller's Property Disclosure - Let's you know of any upgrades or issues the property has had under current ownership.
- HOA Info - Includes by-laws, covenants, rules & regulations, and fees (if the property is part of an HOA).
- Utility Information: Gives you an idea of how much the current owners pay for their utilities and who the service providers are in the area.
Anything extra the seller wants to provide - maps of property lines, estimates for repairs the house may need, inspection reports that are already available, etc.
RELOCATING? WE'VE GOT YOU COVERED.
We'll preview properties for you and record video tours so you can see the property and get a feel for the layout. We can check for maintenance issues that wouldn't be captured in the photos, let you know if there are any concerning smells, give you an idea of what the neighborhood is like, and anything else we think you should know. WRITING AN OFFER
If it is accepted and signed by the seller, your offer becomes your contract. This means that it has to be beneficial and fair for you and the seller, both. We'll look at the following items in the contract to create the best contract for you.
